So, I have been thinking......normally as a property manager, my company charges 10% fee monthly to manage it for you and find you clients, collecting rents, scheduling maintenance, etc. But, I thought.......what if a client is not interested in me managing their property? What if they want to rent it themselves, but need to get a good tenant as soon as possible. Here is the proposition I have come up with:
I need a portfolio of rental listings to show ....All Prices, All Locations, All Sizes.
Plan A is my normal property management arrangement (which is designed at the needs of the Owner) and 10% monthly for all the advertising, care and maintenance of your property.
Now, here is my new Plan B!
Plan B will grant me a right (by you in writing- NOT A LISTING CONTRACT, I promise!) to be able to add your property to my portfolio, and advertise it for free. Instead of getting a 10% monthly fee, all I ask for is a SHOWING fee, in the event it is rented by one of my clients and upon your approval. I have thought about a fair fee to charge for this, and what is becoming standard for Realtors is 1/2 months rent. In the event I have another Realtor contact me searching for a rental referral (and they show it to their client who rents it), I will split that fee with them. |
